For those of you who have followed us closely over the last couple of months will know that we have heavily endorsed DNA3 as one of the best investment opportunities in Toronto.  Not only are they in an extremely high appreciation area (based on the levels of appreciation shown by DNA1 & DNA2), but their VIP price point, deposit structure and VIP perks (assignment clause etc.) make it a very attractive proposition.

DNA3 began selling to VIP agents like ourselves almost 2 months ago.  They have sold extremely well and are now gearing up for their launch to General Brokers (September 16th) and finally to the Public at the end of September.

At each stage there will be an increase in price.  If you are interested in purchasing at DNA3 at VIP pricing contact us using the form below BEFORE September 15th.

OTHER NEW DEVELOPMENTS

As with any development, it is important to study the other developments in the area to determine how well the development is priced.  DNA3 offers exceptional finishes inside the suite as well as amenities that are on par with buildings are selling close to $700 per square foot (such as Chaz).

Other developments such as 12 Degrees are nearby and selling for almost $100 per square foot more than DNA, and just down the street at 621 King West, Thompson Residences are selling as high as $800 per square foot.  While Thompson are offering superior amenities, the quality of the finishes not that far from DNA3.

DNA3 compares very favourably to other new developments in terms of deposit structure and price

Development Address Price/Sq.Ft. Occupancy Parking Deposit Structure
DNA3 1030 King Street West $525-$550 Spring 2013 $35,000 15%+5%
12 Degrees 25 Beverley Street $600-$650 May 2012 $40,000 20%+5%
Thompson Residences 621 King Street West $600-$800 Winter 2013 N/A 20%+5%

RESALE MARKET

It is also extremely important to compare new developments to current resale projects, as this gives us an indication of: a) how well it is priced compared to what else is on the market, and b) gives us valuable information on the appreciation rates of the area.

DNA3 is located in King West, one of Toronto's hottest neighbourhoods.  DNA1 & DNA2 are two of the most popular buidlings with very fast sale times and extremely high appreciation rates.

ADDRESS APPROX PRICE/SQ.FT APPROX APPRECIATION RATE
1 Shaw Street (DNA1) $550-$580 10-12%
1005 King St. West (DNA2) $550-$580 10-12$

What makes DNA3 even more special is that they are currently selling CHEAPER than the resale market, while offering a superior product.

DNA3 is also located in the highly sought after "10-12% appreciation" areas.  At 7.2% appreciation per year, a property will take 10 years to double in value.  DNA1 doubled in just under 7 years.  To give you an idea of how impressive this is, on average, properties appreciate at approx 5% per year in the GTA.

DNA3 is still one of the best investment opportunities available in Toronto when you consider a) price point, b) deposit structure, c) assignment clause, d) appreciation, e) quality of builder.

If you are interested in the DNA3 project and would like to get in at VIP pricing (Ends September 15th) then contact us using the form below.
