What Are The Home Prices Around Mississauga's Best Schools?

Last post we looked at Mississauga's Top 3 Public Elementary schools, and today's post will be dedicated to numbers 4-7. As always, you can download your  FREE School Report to see the rest of Mississauga's best schools. 

Below, I've created tables to reflect the average home values (asking price) of available homes in the neighbourhoods of Mississauga's Best Schools (#4-7). To note, simply being in the same neighbourhood as a top school doesn't get you into that school; you must then live within that school's boundary. To reflect what it might cost to own a home in that school's boundary, I've taken the average of prices of homes within that specific school. This way, you can see the difference between being in the same community and actually being IN the school zone. In some of the neighbourhoods, it can make quite a BIG difference.

Our analysis starts with Mississauga's #4 Public School – Sheridan Park P.S. Neighbourhood averages will reflect home values for under $1 million. For specific school boundary home values, we'll eliminate the highest and lowest values to try and reflect a more accurate average. 

#4 Sheridan Park P.S.

Sheridan Park is the 4th school on our list with a pretty tight school boundary and not a plethora of listings available. Homes here can range from small bungalows to huge homes with huge lots. In fact, there's not a whole lot in between. Realistically, you can find something worthwhile under $600K, but it's probably best that you're comfortable with an older style home in a more mature and spacious neighbourhood. The majority of the homes available here are well over $1 million, but stay on top of things and there are some gems to be found.

Tecumseh P.S. is located in Lorne Park – Mississauga's most expensive neighbourhood. Most homes are going to be out of reach except for the super wealthy, but much like Sheridan Park, there are a few select listings that are affordable (think about $750K). These homes are usually very old, however, a lot of work has gone into them and they are filled with upgrades. If you're thinking of taking that next step up in home ownership, take a long, hard look at Lorne Park as appreciation values continue to soar.

Mineola East is a tough neighbourhood to crack, but if you're going to do so, look at detached 3-bedrooms. The average is thrown a bit off by some more expensive listings, but there are a couple of less expensive options in this area. If you like large yard space, pools, and tree-lined neighbourhoods surrounded by million-dollar estates, then Mineola joins our growing list of top school neighbourhoods with these characteristics in common.

#7 Ellengale P.S.

Ellengale P.S. is a unique school boundary as it takes in students from two distinct neighbourhoods. The main neighbourhood, surrounding the school, is very small, encompassing only about 8 streets. The majority of homes in this small boundary are affordable semi-detached homes. The 2nd boundary is right next to the City Centre and includes lots of condo apartments. Students are bussed in from the City Centre, so residents get to enjoy one of the top schools (while avoiding the normally poor schools around the City Centre) with the affordability and convenience of condo living.
