Mississauga’s Best Elementary School: Kenollie Public School – V2.0

During the past 12-16 months or so, I have been blogging about the best schools in Mississauga – both elementary and secondary. I have decided to shift it up a few gears and analyze not just the schools, but the real estate around these schools. 

In my last blog, "Is Real Estate Growth higher around the better schools?", I hypothesized that: Growth (as a percentage, year-over-year) around the "better" schools is higher than the Mississauga average.

The first school district I will be taking a look at is my number 1 pick: Kenollie Public School.

In-order to analyze the real estate, I have taken the last 10-15 years worth of real estate and calculated the growth rates around certain streets located within the Kenollie Public School boundary. All data was obtained from the Toronto MLS system.

The lowest growth was seen on Pinetree Crescent at 9.79%. The highest growth was seen on Inglewood Drive at 49.33%. Now, one thing I must point out is that this entire area was known for older homes on larger lots. Developers and independent builders purchased these older homes, demolished and re-built them for a huge gain. This is why we are seeing these kinds of numbers. As an average, I calculated the growth to be approximately 21.60%.

Now, how does this number compare to the district average? If you recall in my last blog, there are a number districts that make-up Mississauga. W12 – W20. Kenollie Public School is located in W12 and this district has seen an average year-over-year growth of 9.73%. Mississauga, however has seen an average year-over-year increase of 6.28% (Data obtained from Toronto MLS).

Average prices in W12 are currently sitting at $540,438 (Data obtained from Toronto MLS) and the Mississauga average is $389,861 (Dec. 2010).

Summary:

So what does this all mean? W12 has been outperforming the Mississauga as a whole, on average. The year-over-year growth in W12 has seen a greater growth rate since the year 2000. To take it even further, the real estate around Kenollie Public School has seen an even greater growth in real estate numbers – a word of caution – a lot of these properties were once older properties, and have now been torn down to make way for higher-end, luxury homes.
