Vista Heights is such a great school. I have blogged about this school on a few occasions, namely when I spoke about the best schools in one boundary. The school is located close to the busy intersection of Erin Mills Parkway and Britannia Road. The district this area is bounded by is W20. Now, W20 has some great landmarks: Erin Mills Town Centre, Credit Valley Hospital, Village of Streetsville, to name a few. It's neighborhoods are great, family-oriented and there are plenty of thing's to do.
Now, as part of my hypothesis, I will be showing you some analysis of the district (W20), and the real estate growths around Vista Heights Public School. I have taken the last 10-15 years or so and calculated the growth rates around certain streets located within the Vista Heights Public School boundary.
The lowest growth was seen on Wareham Drive with 7.19%* and the highest growth was seen on Vista Drive with 14.23%*. These are still some great numbers. This school boundary as a whole has seen an average growth of 9.31%. Another thing that really intrigues me about this area is the price of real estate. It's (relatively speaking) a lot more affordable than, say the Kenollie School District. This area is currently sitting at approximately the $450,000** average whereas Kenollie is sitting at approximately $2million**. Average prices in W20 is currently at $402,845*, and the Mississauga average is $389,861*.
Now, how do the average growth rates compare? Vista Heights Public School is located in W20 and this district has seen an average year-over-year growth of 6.78%*. As I have stated before, Mississauga has seen an average year-over-year growth of 6.28%*. Now, the Vista Heights boundary has seen an average year-over-year growth of 9.31%. Some very strong numbers.
