Mississauga’s Best Elementary School: Hawthorn Public School – V2.0

Mature neighborhoods, great greenery, great location – there are many in Mississauga, but I am talking about the areas around Hawthorn Public School – my number 4 pick. If you recall, I hypothesized that the real estate around particular schools have higher or better growth than the district average, as well as Mississauga as a whole.

Hawthorn Public School is located in W12 – the fastest growing district in Mississauga at a rate of 9.73% (on average) since the year 2000 (Data from TorontoMLS). The numbers around Hawthorne Public School are very interesting, indeed. The fastest growing street was Old Carriage Road at a phenomenal rate of 41.33% – please bare in-mind that this area (much like Lorne Park) is one where many older homes have been torn down to make way for larger, luxury homes. The slowest growing street was Claymore Crescent at 6.04%. The number of roads, streets, and crescents' that were analyzed were a total of 11. The average for the area, therefore was at a whopping 15.59%. 

Now, W12 is actually one of the more expensive districts (second to W13) with an average home price of $540,438 (DEC. 2010), but the growth rate of W12 is 9.73% (Data from TorontoMLS) – currently the fastest growing district. Comparing this with the Mississauga average of 6.28%, clearly W12 is way above average. Now, comparing this to the Hawthorn Public School district, it beats both.

Summary

The real estate surrounding Hawthorn Public School is clearly a faster growing area than the district average, and to take it a step further, faster than the Mississauga average. The downside is really the price-range for many home purchasers – clearly many people will be priced-out of this area – much like the Kenollie School District.

Hawthorn Public School is an elementary school located at 2473 Rosemary Drive in the Erindale Woodlands neighborhood. The school has also shown exceptional academic performances, consistently being 7.5 and above in the Fraser Institute ratings for the last 5 years. The Fraser Institute has the school ranked at #4 – behind Kenollie Public School (#1), Vista Heights (#2), and Thorn Lodge (#3), with a Fraser Institute score of 8.1/10.
