Today, what I wanted to talk about was the Thorn Lodge Public School and the real estate surrounding this great school. If you recall, I hypothesized that the real estate around particular schools have higher or better growth than the district average, as well as Mississauga as a whole.
Before I continue I need to point out that Thorn Lodge Public School is in the W13 district – the second highest growing districts (W12 being the fastest) in Mississauga. W13 is growing (on average) at a rate of 9.23% which is fantastic (Data from: Toronto MLS).
My analysis of the real estate surrounding Thorn Lodge was also pretty interesting. Mississauga's average price is at approximately $390,000 whereas the average price in W13 currently sits at approximately $590,000 – the most expensive district in Mississauga (Data From Toronto MLS). The price-range around Thorn Lodge Public School is between $300,000 to $600,000.
In-terms of growth numbers, he highest growth within the school boundary was seen on Winthrop Crescent at a whopping 12.14%, and the lowest was on Barnstone Crescent at a rate of 5.97% – which are still great numbers. Overall, from 2000 to 2010 the average growth was 8.20% – LESS than the district average! So this is the first school that has shown a slightly slower growth than the district average but that does not make it a bad area – far from it – as a 8.20% (average) year-over-year growth is fantastic. Now, compare this growth to the Mississauga growth of 6.27% – much better (Data from: Toronto MLS).
Summary:
The real estate within the Thorn Lodge Public School boundary is growing at a slightly slower rate (on average) of 8.20% compared to the district average – W13 – growing at a rate of 9.23%. But this school district beats the Mississauga average of 6.27%. (Data from: Toronto MLS)
Credentials:
The Fraser Institute has the school ranked at #3 – behind Kenollie Public School (#1) and Vista Heights (#2), ranking it at 8.5/10. The Thorn Lodge Public School is also one of the schools that offers full-day kindergarten.
