First some background: A LOT of people always ask us to compare such and such property, or condo with another. The fact is the market can vary so much between products. The type of offering is also very different. This is essentially trying to compare apples to oranges!
Example: Limelight condos and Parkside Village (2 well-known, and great projects) are selling pre-construction condos. Each development has its own condo designs with varying square footage. Because of these variations in square footage, it's hard to compare a 2-bedroom unit from one development with another 2-bedroom unit from another development. What do we do? Simple. We calculate the cost per square foot by dividing the price of a particular unit with its square foot. This is how we get to the granular level. This is how we can compare apples to apples.
It's important to do this mini-exercise because once you get that magic number, you can compare it to: 1) Other developments, and 2) The current resale market. Once you know the numbers, you will also understand if you are paying too much, or too little for a piece of real estate. Further, if a project is priced higher, it's important to understand WHY. Are the finishes superior? Is the location superior? Is parking or a locker included? What about projected maintenance fees?
When choosing to purchase a pre-construction condo, it's important that you have someone on your side educating you on current market conditions. Not only that, it's also important that whomever you choose to go with can correctly help you compare apples-to-apples.
